Liz was an absolute Godsend when my wife and I were looking for property in the Bay Area.As with many first-time buyers, we had an almost-unrealistically-specific rubric that each house needed to clear for us to even consider the property. And, in truth, I felt like we'd backed her into a bit of a corner, given how specific our requests were:We didn't want to leave San Jose (aka, no Gilroy or Morgan Hill properties... let alone, Tracy or Hollister). We didn't want a project house that needed new plumbing or roofing. We didn't want to update a kitchen or a bathroom. We didn't want to be on a major street or near a freeway. We didn't want to be on a block with numerous cars parked on the street. Didn't want to be near an apartment complex or a business district. Didn't want to be on the East side. Didn't want to be in a townhouse or a condo. Didn't want to be near an electrical tower or the Santa Teresa power lines near the foothills. Didn't want to be under 1,300 square feet. Didn't want it to have structural issues, active leaks, dry rot, or mold. And even when we found properties that met ALL of this criteria... we wouldn't offer on the house if the neighbors yards were unkempt or if there were looky-loo windows that could see into our backyard... or if there were renovations done without permits. There was one house that was absolutely perfect, but we said no because my wife had "a weird feeling" about it.And did I mention, we wanted all of this for less than $1.2M? In the 2019 Bay Area real estate market?? Like I said: we backed her into a corner. I never would have thought she'd be able to oblige all of our specific requests. Not only did she come through, but she went ABOVE AND BEYOND.Liz locked into our specific style of home almost immediately, which allowed us to use our time more efficiently during our Open Houses on the weekends. She was able to identify, early in the process, when a house had a glaring issue on a disclosure form or if there was something fishy about the way it was listed. And, in the end, Liz found us an absolutely PERFECT property, on the southern border of Willow Glen, for less than $1.1M. Turnkey ready, less than 30-minutes from work, AND, she went in aggressively before the property even got to its' scheduled Open House, so we didn't need to worry about bidding against other inquiring parties, driving up the cost. Our new home is our happiest thought these days and we could have never closed on it without Liz Oreglia. I'm giving her 5-stars only because Yelp won't let me leave her 10-stars. If you're a first-time home buyer and you're not sure where to start, I could not recommend Liz more highly. She's responsive, honest, hard-working, knowledgeable, and will work to ensure you get precisely the home you're looking for.
