She knows the sales prices of houses on the same street in the last 2 years and provide a fair value of our house to both parties. Whenever this was a potential misunderstanding between the two parties, she would get involved to explain the situation to both sides to make sure we would not take issues personally. For example, when the buyers asked to fix some issues costing less than $5k which should be covered by buyers according to contract, she called me to explain that it was a process formality the attorneys were following, and we did not need to fix the issues. When inspector discovered some minor issues around the house, she would explain to the buyers the impact of the issues on the house and the living conditions so that the buyers would feel comfortable about their purchase.
