We recently sold our property, a nearly 10-acre historic Hudson River estate in upper Westchester County, through Sharon Bodnar Briskman, one of the most experienced brokers with Houlihan Lawrence. Before engaging a broker to sell our primary residence for over 20 years, a senior officer of a prominent Westchester-based financial advisor canvassed colleagues with predominantly local clientele who were collectively familiar with numerous sales of luxury homes, and asked who they would recommend. Not surprisingly, Sharons name dominated the list. Though we discussed the project with other high-end brokers, Sharon impressed us with her ability to enlist and leverage the vast network and resources of Houlihan, as well as gaining the attention and direct involvement of Houlihans private broker, focused exclusively on the luxury market in Westchester, the Hudson Valley and western Connecticut, with a market share of over 50%. (The ultimate buyer was represented by another Houlihan broker, well-known to Sharon.) As with other historic properties, in every way ours was unique. Though meticulously restored, renovated and maintained, our Brittany stone manor house had many amenities and modern technology, such as geothermal; it needed buyers who would fall-in-love with it, much as we had. We delayed the listing by a year after formally engaging Sharon and Houlihan, unfortunately coinciding with the beginning of a free-fall in the luxury real estate markets which by many counts has fallen 50-60% from peak values of 2015. High-end properties were flooding the market. By keeping us informed of market action, inaction and realities, Sharon kept us ahead of the curve, and while we were forced to adjust to the impact of the new tax law, we ended up faring better than the market.Sharon was intimately involved with every aspect of the project including orchestrating brokers open houses, even engaging caterers in several locations on the property and an excellent jazz pianist to play the concert grand in the main house. She made certain of every detail regarding C of Os, surveys and plans, particularly involving difficult to document projects by former owners. She made trips to Town and County departments, such as Health, Planning, and Records, where she could call on assistance from senior and other staff members, many of whom she knew. Where she deemed it appropriate she brought in other resources, such as an independent photographer who was an outdoor specialist, which led to brochure supplements capturing many views of the extensive gardens and river cameos during different seasons. Our house was eclectically furnished featuring various antique periods, styles and a broad range of artwork. Sharon supervised the generation of a virtual-staging brochure showing the many public rooms in a more contemporary style. Not only was Sharon assiduous, hands-on and very astute, she was always personable and professional. She was and is a delight to work with!
