Last year we decided to put our home of 13 years on the market to sell. As we know many realtors in Raleigh, we had a populous selection of agents from which to choose. We decided to hire Maggie for many reasons including her positive energy, her researched market strategies, and knowing that she would represent our interests.
First of all, her energy is magnetizing. And in our busy household, with three children, a puppy and where one of the parents travels for work, positive energy is a necessity for grace and sanity.
1 Maggie went way above and beyond to help us ready our house to be photographed and shown. Armed with good humour and a ‘roll up your sleeves and let’s do this thing’ attitude, she helped us pack boxes to declutter well used and loved spaces in a systematic, but sensitive manner. After clearing and tidying, Maggie used her aesthetic taste to position decorum and art in warm ways to make our house inviting and cozy, providing purpose to each space. This helped the potential buyers see their families in the space. Her photographers, Kyle Ketchel and Taylor McDonald, are excellent partners, showing the best views of the house, inside and out. In an encouraging way, Maggie prepared us in for the standard of perfection when preparing the house for house showings.
2 Maggie employed strategies to increase and maintain market interest in our house. Coupled with refreshing photos, she wrote catchy descriptions to hold the interest of the buyers. When COVID 19 descended upon Raleigh, we took the house off the market and considered our options. Maggie was supportive of our decisions, keeping us posted about the housing market trends.
3 When we decided to re-list our house, we had a thoughtful discussion about our limits as sellers. Maggie listened to our rationale about the financial and time-consuming efforts we had made to sell the house. When, within the same month, several buyers submitted offers, Maggie eloquently and succinctly described our stance with respect to our price, explaining to the buyers’ agents the costly capital projects (such as a new roof, a new HVAC, exterior and interior painting, landscaping, etc.) the house had undergone and the efforts we had made to sell our family home.
When a purchasing contract came in, Maggie helped us balance the long list of due diligence repair items, keeping us focused on a few key items rather than pursuing the entire list.
There are many extra added touches for which we are grateful to Maggie, and, as they are innumerable, I am sure I cannot list them all, but some are: Maggie replenished welcoming flowers and/or fruit displays in the kitchen, spruced up cozy cushions and white towels, watered exterior plants, maintained exterior flower pots while we were in Canada for 3 weeks over the summer, and made helpful suggestions about how to present office and school spaces during virtual office and schooling for the COVID pandemic. I simply could not add the aforementioned to my overflowing plate. In a word, I could count on her. Thank you Maggie!
