My sister/business partner and I own an 18-year-old, 16 employee insurance repair construction firm. For a "Side-Hustle" we have bought and sold 9 properties using a RE Attorney. However, for our last 2 side projects, flipping a condo, and just now flipping the house in Franklin, we have sold using a RE Agent. and what a delight and great idea, this has proved to be!
Both of these agent-assisted sales were challenging, in that we had over-built for the communities. The value was there in our improvements, but we sensed the need to hire a professional to represent us, to present this information to others in the most correct way. This Was an Understatement, especially with Jessica, and I am pleasantly surprised at how fast and easy this was for us, and all because we hired a professional agent.
The condo Buyer's Agent (Sandy Sanders, SW) was a Gem. (Other condos $96K, our condo sold $230K) We actually reached out to her to list this house in Franklin, but the 45-min drive each way for showings, was a deal-breaker.
A respected associate advised us to use Jessica Rinzel of First Weber, as they really liked her style and vibe. It was a fortunate twist of fate for us that we did sign with her, or it was a Blessing from God. Jessica helped us reach a fair price, just over the top of what was possible in this market, and she was not guessing. Using her industry experience she did very thorough research and could show us evidence-based information, pinpointing exactly where we were in the tiers of property values. It was this info along with her knowledge of the Franklin and surrounding real estate markets, that determined the price we could expect to reach. Again, we were looking for top dollar, due to our over filling the house with extras and improvements, and Jessica was very skilled at expressing this to the others.
With impeccable timing, she got us a pinch over asking price (+$8,000), and it was a quick and properly done sale. From helping us stage the house, using many of her own things, to having conversations with all parties involved, she kept everyone on track. There were quite a few items to address, but they were all done on time and the obstacles were handled seamlessly, all because of the Leader out in front: Jessica Rinzel of First Weber Realty.
Great work Jessica. You made it look easy, and it was, for us. This is because you ran non-stop circles around every little part of this. We will be calling you again. Thank you. Sincerely, Jim Sprouse, Member, Fair Winds Investment Group, LLC
