Gilda is an exceptional agent - she made purchasing my first home an extremely positive experience. We were first-time home buyers and the thought of buying a home seemed daunting and overwhelming, especially in the Bay Area market. After going through this process, there are several key characteristics that are essential for your realtor to have in order for you to successfully find a home that is best for you. Gilda embodies all of these traits, and more! 1) Help you understand the home buying process. After asking Gilda to work with us, she met with us and spent considerable time explaining the ins and outs of the home buying process as well as getting a feel for what type of home we were looking for. We had lots of questions, and she patiently answered all of them as well as reviewed issues that we hadn’t even considered. This helped us build a strong knowledge base so that we were well-prepared when looking at properties. 2) Is honest and has your best interests at heart. Having an ethical and honest realtor is absolutely critical. We were close to making an offer on one home and after reviewing all of the disclosures and doing some additional research, Gilda found out that the home had been previously renovated without permits by a “house flipper” and that this had led to water damage and lawsuits by the prior owner. Although she could have made a large commission off of our purchase, she advised us to not make an offer on the home, as there were likely other unknown and potentially costly structural issues present. We were so thankful for Gilda’s insight, which likely helped us avoid costly future repairs and headaches. As your realtor, Gilda will always provide an honest opinion and assessment of each home you look at along with what she thinks it will take to have the winning offer. However, she will never pressure you into doing something that you’re not comfortable with (e.g., waive contingencies, make an offer for more than you’re comfortable with, etc.). She repeatedly stressed that she did not want us to have buyer’s remorse if our offer were to be accepted, which definitely helped us keep perspective in what at times felt like a feeding frenzy with other buyers. We can thankfully say that we currently have zero buyer’s remorse after our home purchase. 3) Responsive. Gilda was always incredibly responsive to our emails and texts. If we asked her to obtain disclosures for a property, she always did so promptly (sometimes within minutes!). She was also very responsive when scheduling showings (either in private or joining us at open houses). The market is fast-paced and you need a realtor that is always ready to move quickly, which Gilda consistently did for us. 4) Meticulous attention to detail. Gilda was always on top of every deadline, form, and signature needed throughout the entire home buying process. We had read horror stories online about deals falling through because buyers’ agents did not meet offer deadlines, follow the listing agent’s offer instructions, etc. You absolutely do not have to worry about this with Gilda, as she is incredibly responsible and on top of every step of the home buying process. 5) Experience. The Bay Area housing market has always been challenging and is even more so now. Your realtor’s experience really matters and can be a significant factor in getting your offer accepted as well as negotiating the best terms possible. Gilda literally has decades of experience working throughout the entire Bay Area housing market as both a buyer and listing agent. She performed incredibly helpful comparative market analyses for homes that we were considering making offers on, which included her personal insights about the local market that cannot be quantified.
