I would like to express my gratitude to Brad Kintz for all his help and support in the sale of my friend’s family home during an extremely difficult time.
My best friend passed away, and I was designated sole heir. I have been part of his family for over 50 years so not only did he mean the world to me, so did the home. His intent was to allow me to get my dream log cabin that I had wanted all my entire life.
The house had been on the market for over 8 months when Brad came into the picture. The original listing agent was focused on selling it for the acreage than for the home itself. After paying for testing, the lot was found not buildable. He continued to target investors and developers, never focusing on someone who may want the home itself.
When the agent’s listing agreement ended on August 2, I decided, as a final attempt, to try to sell it myself. I had lost all trust in the process of realtors. They were allowing their people to leave lights on, leaving without shutting or locking doors behind them, and numerous other things. I have never felt so defeated. If I did not sell it myself, I would move all the furniture and belongings out of storage, keep the home, and move forward from there. I would forget my dream of a log cabin.
At this point, I got a second contract with a gentleman that absolutely loved the home. He saw great potential in it. He had a “vision”. When the government shut down, that affected him and the contract fell through. That was the end of hope for everyone involved.
I had found my dream log cabin in May and put a contract on it along with a deposit, because my agent convinced me that we had a firm contract. When each contract fell through, it just made everyone more skeptical. After numerous conversations, the owners of the log cabin and I agreed that If I did not sell my home by October 31, then the cabin would be over.
On October 2, just days before I was to move everything out of storage and back into the home, I got a phone call from Brad Kintz of Long and Foster. He told me that he would like to sell the home. I told him that I did not think he could. He needed to see it. I met with him that night, at the home. He’s so the potential and vision that others saw in it, and through tears, I signed a listing agreement with him.
He told me to give him just a couple weeks and that it would be sold as needed by the end of October. Again, I told him I did not believe that. It was not Brad that I had no faith in; it was my previous experiences. Brad was so understanding and patient. Walked me through the process that he would take.
He had a lockbox on and a sign up the following day. The first weekend, I had more people go through the home then I had in the 8 months it had previously been on the market. I still had my doubts, but I continued to be reassured by Brad, that it was going to happen. If he had a suggestion for something that needed done, I would do it.
Brad was the most kind and patient person that I have ever worked with. He dealt with my fears and tears about the home, my friend’s passing, the cabin. He listened and continually reassured me that it was going to sell.
It still brings me to tears to my eyes when I think about Halloween night, October 31. He was out trick-or-treating with his children and took his time to call me. I told him to take time off and be with his children. He chuckled and told me he had a promise to fulfill.
He had good news. He had three contracts on the house. We discussed the pros and cons of each one. We signed that evening. He fulfilled his promise and my dream was now close to a reality.
The home went to settlement in 10 days without a glitch. I put a new contract on the log cabin and settled shortly after! I absolutely could never have done any of this without Brad.
I recommend Brad for any home because he knows his job and he knows what it takes to get the job done. He has an eye for what a home needs, for the market, he’s very empathetic with his clients, and he tries very hard to give the most and spend the least. He knows how to market the home to get the best offers. He knew the area well and how to target the proper group of buyers.
If I ever have to buy or sell a home in the future, Brad will be my first choice, hands-down! Brad’s proactive approach, reassurance, and kindness led to a surge in interest and ultimately a successful sale. I credit Brad’s expertise, patience, and support for making the process possible and highly recommend Brad for any future real estate needs.
Thank you to Brad for everything he did to help me through this whole process. My only wish is that I had found him much sooner and I could have alleviated a lot of stress and tears! I don’t believe anyone knows their job better than he does!
